Lighting in a dining room generally comes from an overhead chandelier or light fixture. If you do choose to have a chandelier it should hang between 30-36” from the top of the table.  This allows enough space for a centerpiece and for diners to not feel like the light is coming down on top of their heads.

When we decide what kind of table to use in a space we think about the home as a whole. If the home is a single family home, we make sure to use a table that would appeal to families. If we are staging a small condo a four-top is usually better suited for the space. It is important to remember your ideal client. 


When you are deciding what to put on the surface of the table there are several options. A centerpiece display will ideally serve to complement the room. If there are high ceilings, taller centerpieces are completely appropriate and will draw the buyers’ eyes upward, highlighting this desirable feature. If the ceiling is lower, shorter centerpieces that keep a buyers’ eye focused on the beautiful table are a better choice. 

These tips will make any dining space feel inviting. Now all you need is a warm meal and a few friends or family members with whom you can share the experience!

​The first thing to consider when staging your dining room is the size and shape of the space. This will dictate what kind of table, chairs or accent furniture that you might choose to use. Should you use a table to accommodate four people? Six? …Dare I say 8?


And then there’s the shape. Should the table be round, oval, square or rectangular? How about the height? Color? Style? The possibilities are endless! 


​Placement of a table is also important. There should be at least 3 feet between the table and any surrounding walls so that you can easily access chairs and walk around the table. 

The dining room is where families come together to eat, drink, and enjoy each other’s company. When selling your home you want to create an inviting space where buyers can imagine sharing a meal and their lives together. 

If the room is larger and can accommodate a buffet or credenza that is a great opportunity to add elements of interest and utility. Buyers want to see that the room can help solve problems including food service and storage. Buffets can display bottles of wine or plates for easy retrieval. If there is not room be sure to add appropriate artwork and a plant in the corner so that the room will feel well balanced. 

Staging a table with place settings and glassware is optional. In some cases, the centerpieces and the surrounding accent furniture or artwork will make the room feel inviting without feeling overwhelming. If the dining room is on the smaller side, adding chargers, plates, glassware and napkins will just overpower the table and make buyers feel like there is simply not enough space for themselves in the room. However, in large formal dining rooms a dining table might feel empty without these touches. This should be decided on a case-by-case basis.
