If you are selling a home with tile, having the tile and grout professionally cleaned is worth every penny. Over time we can become blind to the discoloration of the grout lines in our homes. That beige that you started with may have turned into a Navajo brown after just a few years. Once you have gotten the tiles cleaned, use rugs strategically to create warm spaces. Often tile can make a room or home feel cold but adding a complementary rug will make a space feel more cozy.

Wood or laminate floors are prevalent with the endless possibilities of stain and grain type. In more recent years, it has become increasingly popular to refinish a homes’ original flooring whenever possible. Imperfections in the wood are viewed not as flaws but as added character! If there is considerable discoloration, a simple fix is to darken the tone of the stain. Once you restore the former glory of these original floors, be sure to highlight their unique quality through careful placement of rugs and furniture, as we have done here.
Many people have chosen hard flooring surfaces in the living spaces of their homes while keeping carpet in the bedrooms. If you do have carpet in your home and are trying to sell, it is best to take an objective look at the condition of your carpet. Are there stains? Are there rips or damage from pets? Buyers often overestimate the cost of repairing carpets and flooring so you want to be sure that it is in optimal condition. If all it needs is a professional cleaning to look good as new, great! If it has seen better days, it is always better to make the change yourself. Buyers will notice that the home is move-in ready and not count flooring repairs as a reason to offer you much less than your asking price.
When choosing a rug, notice the style and placement of the tiles. Stay away from rugs with straight lines on a tile floor that is laid out in a grid pattern; opt instead for a solid color or a pattern that is not angular. If your tile is staggered or is set in a pattern, such as herringbone, be sure to choose a pattern that will complement the room and not detract from the beautiful workmanship put into the flooring.

When a buyer walks into a home one of the first things that they notice is the flooring. Whether that be wood, laminate, tile or carpet the staging that you choose should highlight the flooring not cover it up.
